What is a 66w Certificate?

A 66w Certificate is a certificate signed by the Purchaser’s Conveyancer in accordance with section 66W of the Conveyancing Act 1919 (NSW) (the Act) which waives a Purchaser’s statutory right to a five (5) business day cooling off period, making the contract legally binding.

For this reason, a 66w Certificate can give buyers an edge when securing a property.

When you buy or sell property it will not be taken off the market until exchange has taken place. Exchange requires both the Purchaser and Vendor to sign the contract (generally in counterpart), the purchaser to pay the deposit, the contracts are then compared and checked to ensure the counterparts are identical and if so the front page is then dated.
