The stages of the sale process generally includes:
- Meet and Greet – We will meet with you and complete our Verification of Identity requirements and additional paperwork as required by PEXA and under the regulations. Most importantly we will complete a Vendor Questionnaire to ensure we know all there is to know about your property.
- Preparation – Simultaneously our team will begin ordering of the disclosure documents and following our meeting we will begin to draft the Contract for Sale.
- Issuing of the Contract for Sale – Once completed we will issue a copy of the Contract for Sale to your chosen marketing agent and to you for your review and approval of same.
- Marketing period – During this period of open homes (or in lead up to an auction) we field questions and seek instructions from you on any requested amendments to the Contract for Sale.
- Exchange of Contracts – This is when two identical counterparts are signed, exchanged (or ‘swapped’) and dated and will take place following offer and acceptance or at auction.
- Post Exchange – We will begin the discharge process with your mortgagee, reply to requisitions on title, open a PEXA workspace and manage its contents including inviting your discharging mortgagee and finalise any additional searches required.
- Settlement – The team at In The Hill Conveyancing will check and prepare settlement figures for your review and approval together with pre settlement letters, obtain a payout figure from the discharging mortgagee, input figures into PEXA, confirm your bank account details for fund transfer and account to you.
- Post Settlement – We will finalise your matter by sending final settlement statement and post settlement letter.
